Fees

What Aurea costs

Two fee options, what each one covers, and what sits outside them. All figures include GST.

Aurea manages fewer homes on purpose: fifteen at most, so every property gets real attention, inspected in person after every stay, with an experienced Adelaide short stay team behind it. There are no fees beyond the two options below.

At Cost

What owners pay at cost, with nothing added

Two setup items are an owner cost, on both fee options: professional photography and the initial setup clean of the property before the listing goes live.

Aurea engages the photographer and the cleaning provider on the owner's behalf, gives the owner a written estimate before engaging anyone, and invoices the cost as it was billed. No margin, no markup, no commission and no coordination charge is applied to either item.

Guest Charges

What guests pay

Guests pay the cleaning fee on each stay. It is charged as a separate line item on the booking, collected by Aurea, and paid to the cleaning provider that turns the property over.

The cleaning fee does not form part of net accommodation revenue, the figure the management fee is charged on and which is set out below, and no management fee is charged on it. It does not come out of the owner's share.

The Fee

Two options

Tier 1

A management fee of 24% of net accommodation revenue, plus a one-off onboarding fee of $2,200.

Tier 2

A management fee of 26% of net accommodation revenue, with no onboarding fee.

Both tiers are inclusive of GST. The management fee is charged on net accommodation revenue for each booking. Owners choose one option at the start.

The Base

What net accommodation revenue means

Net accommodation revenue is the gross booking revenue for a stay, less the booking platform's commission on that revenue. The management fee is then charged on that figure, and on nothing else.

Most managers quote their fee on gross booking revenue. Because Aurea's fee is charged after the platform's commission, Tier 1 works out at roughly 20% of gross and Tier 2 at roughly 22%, before the onboarding fee.

A worked example, with round numbers:

  • A booking takes $1,000 in accommodation revenue.
  • The booking platform's commission is $150.
  • Net accommodation revenue is $850.
  • On Tier 1, the management fee is 24% of $850, which is $204. The owner receives $646.
  • On Tier 2, the management fee is 26% of $850, which is $221. The owner receives $629.

Cleaning fees sit outside this calculation. They are not added to gross accommodation revenue and are not deducted from it.

Tier 1 Only

What the onboarding fee covers

The one-off $2,200 onboarding fee under Tier 1 covers three things:

  • Listing creation and optimisation.
  • Pricing configuration.
  • Guest welcome materials.

It is paid once, at the start of the agreement, and it is not charged again on renewal. It does not cover professional photography or the initial setup clean. Owners on Tier 2 pay no onboarding fee and receive the same work, at the higher management fee.

Owner Costs

What is not included

The running costs of owning the property stay with the owner, as they would with any property:

  • Utilities.
  • Insurance, including building, contents, public liability and short-term rental cover.
  • Council rates.
  • Maintenance and repairs.

Aurea coordinates maintenance and engages the tradespeople, and those costs are invoiced to the owner at cost as a pass-through. The management fee is not charged on them.

If you want to know what your home would do, request an appraisal.
