This corridor has a higher demand floor than most of Adelaide because it's carrying two guest markets at once: steady beach leisure traffic through summer, and sharp event-driven spikes on top of it around LIV Golf and WomAdelaide. The trade-off is winter. Outside the December to February peak, occupancy leans more on the tram connection and Jetty Road than on the beach itself, so pricing needs to flex down as well as up.
